Hunter Baraldi
Acquisitions Associate
Hunter Baraldi is an Acquisitions Associate at GMF Group, working on the firm’s due diligence, underwriting, financing, and closing process for new acquisitions. Hunter has led more than $500 million in real estate transactions and development throughout his career. Prior to GMF Group, Hunter was a Senior Investment Analyst at KeyCity Capital where he ran point on new acquisitions; new development; recapitalizations; refinancings; asset management; and dispositions of multifamily, mixed-use, and suburban office assets throughout the Sunbelt. He also focused on obtaining entitlements and overseeing the lease-up strategy for new-build projects. Hunter earned a BBA with concentrations in Finance and International Business from George Washington University.
Tim Perrotta
Controller
Tim Perrotta serves as the Controller of GMF Group, overseeing the firm’s financial operations, reporting, treasury, and compliance functions. With 10 years of experience in accounting, finance, and investment management, Tim leads the execution of financial processes that drive the company’s strategic growth and investment objectives. In his role, Tim manages financial reporting for investors, implements robust internal controls, and ensures compliance with regulatory standards. He collaborates closely with executive leadership to analyze company performance, optimize cash flow management, and enhance efficiency and accuracy across operations. Prior to joining GMF Group, Tim was a Tax Director in FTI Consulting’s Real Estate group, where he gained extensive experience in real estate transactions, fund administration, and tax compliance. Tim holds a BA in Business Management from Washington College.

Gabe Monfried is a Co-Founder and Managing Partner of GMF Group overseeing all of the firm’s investments, strategic initiatives, and fundraising. Gabe has completed more than $5 billion in real estate and capital markets transactions throughout his career. Prior to GMF Group, Gabe was Vice President, Principal Investing at Macquarie Capital where he led complex real estate equity and structured finance investments throughout North America across conventional and niche real estate asset classes. Gabe’s earlier career includes serving as Associate Vice President, Investments at CIM Group, a global real estate and infrastructure private equity firm with $35 billion in assets under management, where he focused on hospitality, multifamily, office, and renewable energy investments, financings, and developments. Gabe began his career as an investment banking analyst at Goldman Sachs. Gabe earned a BBA in Finance, Investment & Banking with honors from the University of Wisconsin – Madison.
